Check your spam/junk folder first. The code is sent from our system email and sometimes gets filtered. If it's not there, wait 60 seconds and tap Resend code. Make sure you're using the exact email address your property manager has on file. If problems persist, contact your property manager directly.
Applicant view is shown while your application is being processed. You'll see your application status, a 4-step move-in checklist, payment options, and property details.
Resident view unlocks once your tenancy is active. You get the full home screen, My Space, Community, Payments, and Profile tabs with all features.
Tap the property card at the top of your home screen, or go to the My Space tab. You'll find your property name, address, unit, rent, deposit, and term. Switch between Overview (photos, amenities, neighbourhood, property manager), Amenities, and Lease tabs.
Go to My Space > Lease tab. You'll see document tiles for your Signed Contract, EPC, EICR, Gas Safety certificate, Floor Plan, and Deposit certificate. Tap any tile to open the document. Tiles show "Available" (green) or "Not available" depending on whether your property manager has uploaded them.
Go to the Payments tab. You'll see your payment schedule with amounts and due dates. Tap a payment to see options:
Go to Payments and tap Set up Direct Debit. You'll see your payment schedule and the BACS Direct Debit Guarantee. Tap "Set up Direct Debit" to complete the mandate setup via Stripe. Once active, a green "Active" badge appears on your payments screen. Your rent will be collected automatically on due dates.
Yes! When viewing a payment, tap Share payment link. This generates a secure QR code and shareable link. Send it to a parent, guardian, or friend. They can pay via the link without needing the app. The link expires after 24 hours for security.
After a successful payment, the confirmation screen shows a "Download receipt" button. This generates a branded PDF receipt with the amount, date, payment method, and reference number. You can also access Stripe's official receipt if available.

Your property manager receives the ticket immediately.
Tap Raise a fix on the home screen to see all your tickets. The top shows metric cards (open, in progress, resolved). Tap any ticket to see its full details, timeline, comments, and attachments. Pull down to refresh for the latest status.
The move-in report is a detailed record of your property's condition at check-in. It includes room-by-room inspection data, photos, condition ratings, key counts, meter readings, and alarm checks. This protects both you and your landlord when it comes to deposit disputes at the end of your tenancy.
Go to Move-in report from the home screen. Review all rooms, items, and photos. Tap Review & Sign to open the sign-off screen. Choose whether you Agree, Agree with Comments, or Disagree, add any comments, tick the GDPR consent, and draw your signature. If you don't sign within 24 hours, the report is auto-signed on your behalf, but you can still sign manually afterwards.
You have 14 days from the sign-off date to raise disputes. Open your move-in report, expand a room, and tap Dispute next to any item. Select what you're disputing (condition or cleanliness), choose your expected value, and provide a reason (minimum 20 characters). You can withdraw pending disputes and track their status in the Amendments section. Duplicate disputes on the same item and field are blocked.
Yes. In the move-in report screen, tap the Download PDF button on the hero card. This generates a full report with property details, room-by-room breakdown, photos, keys, meters, flagged issues, and signatures.
Go to the Community tab, then tap + to create an event. Follow the 4-step wizard:
Your event goes to your property manager for approval. You'll get a reference number (EVT-XXXX).
Open an event and use the RSVP bar at the bottom. Tap Going, Maybe, or Can't make it. If the event has a "What to Bring" list, you can claim items by tapping them. Your name will appear next to claimed items so others know what's covered.
Open the event detail screen and scroll to the bottom. Tap the Cancel event button (only visible if you're the creator). Confirm in the modal. The event status changes to Cancelled and RSVPs are notified.
Announcements are messages from your property manager: building updates, scheduled maintenance, policy changes, or community news. They appear on your home screen and in the Community tab. Tap to read the full announcement.
Go to Profile > About me. You can set your bio, pronouns, course, hobbies, sleep preference, diet, languages, faith (opt-in visibility), what you're looking for, and part-time jobs. Your profile completeness percentage is shown at the top. Flatmates can see your profile when they tap your avatar in Flat Vibes.
Go to Profile and tap your profile picture at the top. You can take a new photo or choose one from your gallery. The photo uploads to your account and appears across the app, including in the Flat Vibes section.
Go to Profile > Move out. Tap Give notice, select a reason, pick your move-out date (minimum 7 days notice), add any comments, and submit. Your property manager will review the request within 5 working days. You can track the status on the same screen. It shows colour-coded badges (Submitted, Assigned, In Review, Approved, Rejected).
Once submitted, the notice is with your property manager. Contact them directly if you'd like to withdraw it. The app currently shows your request status but withdrawal must be handled by your PM.
Go to Profile > Settings & Privacy > scroll to the bottom > Delete my account. You'll be asked to confirm twice. Account deletion is permanent. Your personal data is cleared in accordance with GDPR. Active tenancies are not affected; contact your property manager separately for tenancy matters.
Go to Profile > Settings & Privacy > Download my data. A CSV file containing your personal data will be sent to your registered email address. This is part of your GDPR right to data portability.
Go to Profile > Settings & Privacy. You'll find links to the Privacy Policy and Terms of Service. These are also shown at login when you first consent.
After your first login, the app asks if you'd like to enable notifications. If enabled, you'll receive push notifications for important updates like ticket status changes, event approvals, and announcements. You can manage notification preferences in Settings & Privacy.

Yes. All data is transmitted over HTTPS with TLS encryption. Authentication uses JWT tokens stored securely on your device (via SecureStore on native, encrypted localStorage on web). Your login is passwordless (OTP via email), which eliminates the risk of password breaches. We comply with GDPR. You can export or delete your data at any time.
